Finding the right property for lease is difficult and can sometimes be confusing. Use the list below as a reminder of things to consider as you go through a potential rental property and make note of any red flags.
Property inspection checklist
Bathroom
- Check the water pressure of both the hot and cold faucets
- Turn on the bath and shower to make sure both are functional
- Flush the toilet and watch for leaks
- Check for dripping faucets or leaks under the sink
- Check that the floor appears dry and water-tight
- Check that there are sufficient electrical outlets
Kitchen
- Is the stovetop clean and do all of the burners work properly?
- Are the refrigerator and freezer clean, functional and large enough for the amount of people in the house?
- Are there any bugs in or around the kitchen? (Don't forget to check under the sink)
- Is there adequate storage space and counter space?
Living area and bedrooms
- Are there adequate electrical outlets in all the common spaces?
- Is the carpeting or flooring clean and/or vacuumed?
- Are the walls solid with paint and/or wallpaper fully intact?
- If there are furnishings, are they undamaged and clean?
- Is there a lock on the room to private spaces (bedrooms, bathrooms)?
Miscellaneous (all areas)
- Is there any loose or exposed electrical wiring?
- Are there smoke detectors on each floor, including one in close proximity to the kitchen?
- Are there any water stains on the ceilings?
- Are there locks on the first floor windows?
- Are there storm windows or screens?
- Are any of the windows broken or cracked?
- What type of heating system does the property use (electric, gas, oil)?
- Who controls the thermostat?
- Are the hallways well-lit?
- Are the locks on the exterior doors functional and adequate?
- Are the stairs and/or railings sturdy?
- Does the third floor apartment and/or bedroom have at least TWO exits?
- Does the basement apartment and/or bedroom have at least TWO exits?
- Is there a certificate of inspection (compliance)?
